Phoenix Sky Harbor Intl. Airport Construction Begins on Terminal 3

McCarthy Building Companies Inc. has begun construction on a $326 million expansion at Phoenix Sky Harbor International Airport, specifically the new North 2 Concourse in Terminal 3. This project includes six additional passenger gates to help accommodate growing passenger demand.


Currently, Terminal 3 at Phoenix Sky Harbor handles about 25% of the airport’s total annual passenger volume. In 2024 alone, the airport served more than 52.3 million passengers, and during peak periods, the existing gates have frequently operated at full capacity. The new construction will increase the total number of gates in Terminal 3 from 20 to 26.


“With the growth in our passenger traffic, we’re continuing to make investments in our facilities so we can not only meet demand but further elevate the passenger experience,” said Aviation Director Chad Makovsky. “Our new six-gate concourse will provide airlines with more space to do business and also provide us with an opportunity to add new passenger services such as additional concessions and an inviting lounge featuring stunning views and premium amenities.”


The expansion will add around 173,000 square feet of new space, featuring a multi-level concourse. The passenger level will include gate holding areas, public restrooms, and spaces reserved for future retail and tenant customization. Additionally, an upper mezzanine level will offer a premium lounge, back-of-house facilities, and an outdoor terrace. At apron level, space will be allocated for aircraft servicing and operational support areas.


A new elevated connector bridge will link the North 2 Concourse with the existing Terminal 3 facilities, and the design includes preliminary accommodations for a future underground connection to Terminal 4’s North Concourse. Strategically placed elevators and moving walkways will optimize passenger movement and convenience between the concourse levels.


In addition to meeting practical passenger and operational needs, the project incorporates sustainable building practices and modern infrastructure designed for flexibility and future technology enhancements. Passengers can expect improved comfort, efficient access, and panoramic views, including views of Camelback Mountain.

Fortunately, our McCarthy teams are well versed in managing construction projects at active airports airport, having successfully completed several expansion projects at the airport,” said Thomas Assante, senior project director for McCarthy’s Southwest Region. “Every portion of the new Terminal 3 concourse will provide an exceptional experience for Sky Harbor passengers.” 


The architectural design of the North 2 Concourse was created by HOK in partnership with DFDG Architecture, and the project aims to achieve at least LEED Silver certification from the U.S. Green Building Council.
